The silent factor that will play large in the ultimate success of our NHL franchise will the development and income generation of the arena district. The TNSE has been accumulating properties around the MTS Centre over the last number of years and have plans to redevelop that space to generate income year round. The development rumours include a new hotel, office complex, restaurants and bars, condos and much more parking.
The parking structures alone would be a significant year round revenue generator. As these spaces could be rented out during the day to downtown workers and at night for sports and entertainment events.
In my eyes the beauty of this is the grossly under valued property around the arena has allowed True North to purchase these properties for a song. Once the new NHL team is announced there will be a surge of interest in the area and True North will be holding the cards. Real Estate will become a real part of the team's success. Hence if you wanted to support the team you would make efforts to visit the arena district year round. The more popular the area become the more revenue TNSE will realize.

The title immediately made me think of the Nationwide Arena District in Columbus.
Anyway, this is a good concept.

i totally envisioned that concept when I saw columbus Arena District and then seeing MLSE having built Maple Leaf Square, the office tower and condominium project ( www.mapleleafsquare.com/)the very same model you are speaking of and similarly right now the L.A Kings Staples arena entertainment district includes "L.A. LIVE, a 4 million square foot / $2.5 billion downtown Los Angeles sports, residential & entertainment district featuring Nokia Theatre L.A. LIVE (7,100-seat live theatre) and Club Nokia (2,300 capacity live music venue), a 54-story, 1001-room convention "headquarters" destination (featuring The Ritz-Carlton and JW Marriott hotels and 224 luxury condominiums — The Residences at The Ritz Carlton — all in a single tower), Regal Cinemas L.A. LIVE Stadium 14 movie theatre, "broadcast" facilities for ESPN, along with entertainment, restaurant and office space. The city has already zone the area around Mts centre as an entertainment district just so True North can proceed with their project. This will for sure help revitalize downtown a bit more and hopefully add another 5000-10000 residence to downtown down the line but thats about it as most people like having there own yard in suburban style of living. I sure hope the scope of the True North projects gets realized.

@ Ducky You made a very good point. The area around the arena is already zoned for development. In addition they have introduced tax incentives for that development along Portage and around the arena. It will be a very exciting period for downtown revitalization. Kind of surprised this thread hasn't had 3 posts per minute... This is the path that is actually taking shape.
That is why a few weeks ago I posed the question where everyone is watching away games...
Working with construction companies, I had been privy to 1 proposal... and have seen a second proposal that didn't have an address on it, but led me to buy into this whole Sports Hospitality district a little more.

i still would love to see a bigger manitoba hockey hall of fame than there is already is in the lower bowl corridor with the wall placards they have.
They need something more visual and interactive like the Hockey Hall of Fame has in Toronto. I would also like to see something to keep the kids busy before the game like a skills competition of sorts like an accuracy and hardest shot and maybe some NHL EA video games. Perhaps in City (Eaton) Place mall.

what Winnipeg needs is more high rise condos built downtown near and around portage place and cityplace...add a hotel or two...some more bars and restaurants...it really isn't that bad now anyway...i do think people exaggerate how bad Winnipeg's downtown is...they compare it to Vancouver or Toronto, which are exceptional in North America...there are a lot worse downtowns out there believe me!!!!

Agree with everything but the high rises. I work in wireless. Tall buildings are bad for business. ;D

The owner of 4play has run 3 other clubs into the ground...... Its quite hard to keep a club going when its dead downtown with not many people living downtown.

I would like to see high statues in the arena district commemorating the greatest Jets like Bobby Hull, Hawerchuck, Selanne ...and of local singing stars like the Guess Who ...
It would really add character to the area and make everyone remember the great history we had.

I certainly love the concept. Going to 4Play seems like a no brainer to walk NHL games (though disappointed they dont show WWE PPV's). If TN owned their own high quality sports bar, tied into the NHL team, why would anyone go to 4Play or anywhere else?

If we get the NHL (and more and more people continue to move downtown) I think there is room for more than one sports bar. I am really excited to hear detailed plans for the sports and entertainment district.

I guess he was too PG13 for them  I really truly hope TN can re-invent the downtown. It was announced the Paddlewheel restaurant was going gonzo and being replaced with a high class restaurant. That's a start. The main thing that keeps people away from downtown is the crime. A friend was telling me yesterday he was in the Portage Place area and there was a guy standing at Portage Place taking a leak near the front doors. Like come on....that's sick!!! I remember as a kid walking around downtown and it was nothing compared to how run down it is now. Sad.

CJOB had a story awhile back about a proposal to buy up the scummy bars on Main Street and one of the points was that you had shelters across the street from the places that many homeless people and addicts frequented. You cant "clean up" downtown until you make it a place where people other than homeless, addicts etc want to frequent.

Need to get rid of the scummy bars for sure. It sounds really bad but the poor people need to have a different area of the city to be.
In any event, the exchange district is a good part of downtown and is improving all the time. Hopefully the sports and entertainment district adds to that.
P.S. Portage Place is the worst part of downtown. Period. If they blew up that building and replaced it with condos or a park the downtown would be way better off.
